EIA of real estate projects is people oriented, emphasizing the different characteristics of the Real estate projects comparing to the other building projects, establishing a scientific and standardized EIA system, enable the development of Real estate projects to coordinate with the city and social environment, and the sustainable development of city constructions.本文总结了房地产开发项目的类型和特点，探讨了在开发过程中所出现的一些列环境问题，并介绍了房地产环评源强的计算方法。再以义乌饰品城建设项目为例对房地产开发建设项目环境影响评价进行研究。通过对本项目情况进行了介绍，并进行工程分析，然后分别对项目各阶段主要的环境影响进行了分析，最后对房地产开发项目的环的评价进行总结。This paper summarizes the different types and traits of the Real estate projects, discues about the series environmental problems, and introduces the calculation method of EIA source intensity.It also studies the EIA example of Yiwu decoration market construction project.Through the introduction and analysis of the project, and the further analysis of influence of each major construction procedure on the environment, this paper makes the summary about the EIA of Real estate projects at last.关键词:房地产项目；源强计算；环境影响评价；案例分析

The development of social economy, people are constantly improve the life and office
environment requirement.Real estate projects as the environment for human survival of organic component parts, shall improve the the standard of environmental aement.so the EIA of real estate construction project will focus on the thought of "people-oriented”, highlight the different characteristics between the real estate project EIA and the general construction project
EIA.Establish scientization and standardization of the real estate construction project EIA system so that the real estate development and construction project would be developed harmony with the urban ecological environment and the development of social economy，it also guarantee the sustainable development of city construction.This paper summarizes the types of real estate development project and characteristics.the paper discues some of environmental problems that appeared in the proce of the development, and introduces the EIA source of real estate strong calculation method.Again with YiWu Adorn Article City construction project as an example of real estate development and construction project of EIA, through this program introduce and engineering analysis, then respectively to various phases of the project of the main environmental impact was analyzed, and finally the development of real estate project evaluation were summarized in this paper.
