房屋租赁合同

出租方(以下简称甲方):_____ 承租方(以下简称乙方):_____

甲、乙双方就下列房屋的租赁达成如下协议: 第一条 房屋基本情况。

甲方房屋(以下简称该房屋)坐落于 第层。第二条 房屋用途。

该房屋用途为租赁住房。

除双方另有约定外,乙方不得任意改变房屋用途。第三条 租赁期限。

租赁期限自___年___月___日至___年___月___日止。第四条 租金。

该房屋月租金为(人民币大写)千 百拾元整。

租赁期间,如遇到国家有关政策调整,则按新政策规定调整租金标准;除此之外,出租方不得以任何理由任意调整租金。第五条 付款方式。

乙方按支付租金给甲方。第六条 交付房屋期限。

甲方应于本合同生效之日起 日内,将该房屋交付给乙方。第七条 甲方对房屋产权的承诺。

甲方保证拥有房屋产权,提供相应证明。在交易时该房屋没有产权纠纷;除补充协议另有约定外,有关按揭、抵押债务、税项及租金等,甲方均在交付房屋前办妥。交易后如有上述未清事项,由甲方承担全部责任,由此给乙方造成经济损失的,由甲方负责赔偿。第八条 维修养护责任。

正常的房屋大修理费用由甲方承担;日常的房屋维修费用由乙承担。因乙方管理使用不善造成房屋及其相连设备的损失和维修费用,由乙方承担并责任赔偿损失。租赁期间,防火安全,门前三包,综合治理及安全、保卫等工作,乙方应执行当地有关部门规定并承担全部责任和服从甲方监督检查。

第九条 关于房屋租赁期间的有关费用。在房屋租赁期间,以下费用由乙方支付:水、电费; 第十条 租赁期满。

1、租赁期满后,如乙方要求继续租赁,甲方则优先同意继续租赁;

2、租赁期满后,如甲方未明确表示不续租的,则视为同意乙方继续承租;

第十一条 因不可抗力原因导致该房屋毁损和造成损失的,双方互不承担责任。第十二条 本合同未尽事项,由甲、乙双方另行议定,并签订补充协议。补充协议与本合同不一致的,以补充协议为准。

第十三条 本合同之附件均为本合同不可分割之一部分。本合同及其附件内,空格部分填写的文字与印刷文字具有同等效力。

本合同及其附件和补充协议中未规定的事项,均遵照中华人民共和国有关法律、法规和政策执行。

第十四条 其他约定

第十五条 本合同在履行中发生争议,由甲、乙双方协商解决。协商不成时,甲、乙双方可向人民法院起诉。

lease agreement this agreement of lease is made on this 16th day of december 2003 by and between:-mrs.ghazala waheed w/o abdul waheed, adult, r/o house no.***-*, dha, lahore cantt,(hereinafter to as the leor of the one part).and mr.* ***,r/o china, refereed to as the leee of the other part.(expreion “leor” and “leee” wherever the context so permit shall always mean and include their respective heirs, succeors legal representative and aignees).whereas the leor is the lawful owner and in lawful poeion of house no,***-*,dha, lahore cantt, consisting of 4 bedrooms with bath, d/d,tv;lounge, kitchen, store, servant, quarter together with fixtures and fitting(hereinafter collectively called the demised premises).and whereas the leor has agreed the lease and the leee has agreed to take on lease the demised premises on the terms and condition as given below:-1.this agreement in only valid if leee is renewed and extended for the lease period.2.the leor lets leee takes the demied premises for a period of 12 months 3.the rent of the demised premises shall be usd3,300/-(us dollars three thousand and three hundred only)per month 4.the leor hereby acknowledges receipt of the sum of usd.19,800/-(us dollars nineteen thousand and eight hundred only)per month.the leee herby convenants with leor as following: 1.to pay to the leor the rent hereby reserved in the manner before mentioned.2.that the leee shall not at any time during the terms, without the consent in writing of the leor, pull down, damages or make any structure alterations to the demised premeses provided always, the leee shall have go write install any fixtures and fittings excluding air-conditioners in the demised premeses, to detach and repoe the same subject to the restoration of the demised premeses to their original state at his cost(reasonable wear and tear excepted)on the expiry of this lease or any renewal hereof.4.not to sublet the whole or any part of the premises.5.to pay regularly the bills for electricity, gas, water and telephone charges in respect of the demised premises.a copy of all the paid utility bill be forwarded to the leor every three month regularly.in case of disconnection of any facility due to non-payment, leee will be responsible to get them restored and pay the same.all dues must be cleared before the expiry of the lease.6.the leee shall keep and maintain the said premises in good and tenantable conditions during the tenure of the lease.the leor hereby convenants with the leee as following:-1.to pay all existing and future rate, taxes aements and other charges of a public nature whether impose by the municipality, government or any other authority in respect of demised premises.2.not to erect or set up a building or structure on the demises premises nor to add to any existing building or structure during the period of lease or any renewal without the written consent of the leee.it is hereby declear and muturally agreed between the leor and leee ans follwing:= 1.the leee and the leor shall have the right and option to terminate this lease at any time only after the expiry of the lease period i.e., 24 months, provided they give one(1)month notice in advance to either of the parties.2.the meter reading of various utilities are as given below:-utility meter number today’s reading a)elecricity ———————— ———————— b)gas ———————— ————————

5、乙方须正确维护该物业内甲方所提供之家具、电器、装置及设备、该物业之原来一切设 备如有因非正当使用造成的损坏,乙方须负责修理或赔偿。
